Access Statement for Church Farm Bed and Breakfast, Roxton

Introduction

Church Farm is set in the lovely north Bedfordshire village of Roxton, situated in the River Ouse valley. It is a 17th Century Farmhouse with numerous period features, including sloping floors and low ceilings in some bedrooms as well as steep staircases, varying floor levels and door thresholds / widths, etc. We have a later Georgian façade and extension and are surrounded by beautiful well maintained, attractive, peaceful gardens and a small orchard.

Pre-arrival

We are approximately half a mile from the junction of the A1 and A421, seven miles North East of Bedford, five miles South West of St. Neots and four miles North of Sandy. All three towns have railway stations. Public transport is available from Bedford and St. Neots from the X5 service that runs to/from Milton Keynes, Cambridge and Oxford, stopping on the edge of the village at 'Roxton Turn'. Please be aware that this is a request stop so ask the driver to let you know when you've arrived. Please ask for directions from there when you book. We may also be able to organise a taxi service.

Arrival & Car Parking Facilities

Check-in is usually after 4pm or earlier by prior arrangement. Departure is by 10am. Help with luggage is available. There is generous tarmac car parking space available, allowing clear all-round access to vehicles. A short Yorkshire stone path leads through a gated hedge to a gravel area and then to the front door. A concrete path is also accessible to the right of the hedge / left of garage.

Main Entrance, Reception & Ticketing Area

the single leaf, side hung front door directly access our hall entrance and reception. The area is well lit both inside and out with a level floor. Seating is available reception/entrance and a familiarisation tour is conducted once booked in. Dining Room and Guest Lounge are accessible immediately from the hall as are the bedrooms via two staircases.

Public Areas - Hall, Stairs, Landing, Corridors, etc.

Guest areas have a mixture of polished and carpeted floors.

All stairs in the property are 9.5 inches deep and 8.5 inches wide.

The guest lounge has an open fire. The dining room has once central table with a mixture of chairs - some with arms (carvers) some without.

WC facilities are available in guest rooms or by special arrangement.

Breakfast is served from 7-9am.

All three bedrooms are on the first floor. Each has en-suite facilities, a clock radio, tea / coffee making facilities, a fridge, touch lamps and remote control for the television.

Bathroom, Shower-room & WC [En-suite or Shared]

Each bedroom has en-suite facilities, including showers over baths (2) or in cubicles (1).All have steps into/out by nature of design, etc.

We have plenty of information about local attractions both in printed and verbal forms.

Grounds and Gardens

Church Farm is surrounded by beautiful well maintained, attractive, peaceful gardens and a small orchard. There is plenty of free run for dogs (strictly by prior arrangement) both on and off our property.

We are a non-smoking establishment.
